Hunter Land was established in 1993 to carry out the development of Industrial and Commercial projects in the NSW Hunter Valley.

The founding principals of Hunter Land are Hilton Grugeon and Graham Burns, each of whom have over 25 years direct experience in the property development industry. In 2004 senior executives Geoff O'Shea, and Brad Ure became directors of Hunter Land. In 2006 Brad Everett joined the team as Land Use Director.

Since 1993, Hunter Land has developed over $600m of completed projects, and has a current workbook of over $300m in land, building and joint venture products.

The directors work in many community groups, and encourage strong involvement in, and support of, local community organisations.

Hunter Land's related businesses (via the ownership of its principals) include Engineering Fabrication, Steel Wall and Roof Sheeting, Ready Mixed Concrete, Concrete Panel Manufacture, Quarrying, Landscaping, Hardware retail sales, Paint retail sales, Irrigation supplies, Motor Vehicle sales, Vineyard, Self Storage, Car-Wash and many more.

The cross integration of the group allows it to access many resources to complete its development projects.

Hunter Land is a strong advocate of local employment and the regional commitment to the acquisition of resources.

Hunter Land has been the developer of many Industrial Estate projects, the most significant of which is the Thornton Industrial Estate. This Estate is now 90% complete with over 1,400 new employment positions created since 1996 on a site of 100 hectares (Zoned Industrial Land). Other major Estates include Cardiff Industrial Estate, Racecourse Business Park (Rutherford), Morisset Gateway, and Freeway Business Park, Central, North & South Precincts (Beresfield), McDougall Business Park (Singleton) and Anamabah Business Park (Rutherford).

Hilton Grugeon AM - Chairman

Hilton has been involved in commercial & industrial developments initially as owner/ landlord in 1975 and became an extensive developer of light industrial estates. His company Erolmore Pty Ltd doubled in size Cardiff Industrial Estate from 1989 to 1993. Cardiff Industrial Estate was the largest light industrial suburb in the Hunter.


Graham Burns - Chief Executive

Graham has been directly involved in industrial and commercial development since 1978. With over 25 years of experience in industrial and commercial real estate on the East Coast of Australia, he knows the market well.

He formed Hunter Land Pty. Ltd. with Graham Burns in 1993 and has been involved in extensive commercial & industrial developments primarily in the Lower Hunter including Warners Bay, Tomago, Thornton, Beresfield, Morisset & Rutherford.

Hilton also has very extensive business interest including; readymixed concrete, quarrying, hardware, concrete masonary & pipes, irrigation, steel fabricating, plant hire, residential building, motor dealerships & travel etc

Among his other interests are cattle, sheep, turf & fodder farming both in the Lower & Upper Hunter, he also serves on a number of charitable, local government & business boards & committees.


He has worked for Jones Lang Wootton, Hooker Corporation and Prime Property prior to founding Hunter Land in 1993 with Hilton Grugeon.

He has been a licensed real estate agent since 1977, and is a former Associate of the Society of Valuers and Land Economists.

Developing an industrial project is about satisfying our customers needs, both for now and into the future. Our philosophy of a buildable building rather than a design statement that doesnt work is very important to this outcome.

A marketing specialist, Graham deals with owner occupier and leasehold buildings, estate design and joint ventures.


Geoff O'Shea - Financial Director

Geoff has been with Hunter Land since 1997 in the role of Financial Controller for the group.

He previously worked for Westpac Banking Corporation in their Commercial Banking Department in Newcastle.

He liaises with customers as required and is involved in the claims process with each development.

He also oversees the accounts department of the Hunter Land Group.


Brad Ure - Development Director

Brad Ure has been directly involved in Industrial and Commercial development since 1980 With 25 years experience in Industrial , Commercial and retail Real Estate on the east Coast of Australia.

He has worked for Hooker Corporation and AMP Limited prior to joining Hunter Land in 2000.

He has been a licensed Real Estate Agent since 1980 and is a former Associate of the Society of Valuers and Land Economists.


Brad Everett - Land Use Director

Brad joined the Hunter Land team in 2006 as Land Use Director. Brad's role is to identify, qualify and secure strategic, large scale development holdings so that Hunter Land continues to be a market leader in the provision of industrial, commercial and Residential developments in the Hunter Valley and beyond.

Brad has tertiary qualifications in Planning and Management, with over 25 years practical experience in planning and environmental areas.

Brad's technical background combined with a practical outcome orientated approach ensures that opportunities are explored and brought to fruition in a timely and cost effective manner.
